Mary Beth Jenkins, President

Mary Beth JenkinsMary Beth Jenkins is a retail real estate broker and consultant. She is President of The Laramie Company, a Denver-based commercial real estate firm.

With twenty-five years of experience in the shopping center industry, she is known for her deal-making and strategic consulting services for property owners, municipalities and institutional investors throughout the U.S.  Her strategic leasing skills have defined, or redefined, retail markets around the country.  In reporting her recent retail redevelopment work, the Denver Post and Investors Business Daily have dubbed Mary Beth as the Mall Doctor.  Her achievements in developing strategy and implementing leasing goals have included malls from metropolitan Denver to downtown Houston, from San Francisco to Snowmass, Colorado.  Her experience in tenant representation for national retailers, including AMC Theaters and Fleming’s Prime Steakhouse, brings the retailer’s perspective to her consulting projects.   

The Laramie Company’s projects include the redevelopment of under-performing retail properties, Main Street retail redevelopment and land planning for prospective future retail sites.  For city governments and planners, Laramie serves as a ready resource for understanding and managing retail development, including economic and feasibility analysis, development services, property sales and leasing issues.  The firm offers its clients an in-depth understanding of the transaction process, from site selection to lease-up.  With the help of this expertise, plus a current analysis of a property, The Laramie Company generates and implements a realistic and successful plan.

The first step in the consulting phase is to determine the property’s potential based upon demographics, location, comparable sales and other factors. To ensure the project’s viability, Laramie offers a range of services, including consulting with owners, demographers, architects, retailers, merchants’ associations, community groups and local governments.  The Laramie Company then implements the overall development and leasing strategy for a property by completing the necessary transactions, providing ultimate accountability to the initial recommendation made through the consulting process.

Mary Beth Jenkins’ experience with retail redevelopment includes malls, retail centers and Main Street programs as well as urban redevelopment.  Among the projects benefiting from The Laramie Company’s insight and expertise are the Snowmass Village Mall, Vail Village Streetscape design project and retail planning, and consulting for the City of Westminster, the City of Aurora and the City of Northglenn.  Projects completed for municipalities typicallyinclude a market study to provide key information about retail supply and demand in the trade area.

Typical of Laramie’s project leasing assignments is the Shops at North Creek, a new 40,000-square-foot luxury retail center, directly across from Denver’s top shopping center, Cherry Creek; the 250,000-square-foot Westminster Promenade, an entertainment-based retail project on the Boulder Turnpike, and Mainstreet at Flatirons, a 400,000-square-foot, big box retail center adjacent to Flatirons Mall, a regional mall in Broomfield, a northern suburb of Denver.

Also in the Denver area, Laramie has provided leasing services for Arnold Schwarzenegger’s proposed Stadium Walk entertainment center in Lower Downtown, Denver, and over 50,000 square feet in the Cherry Creek North ShoppingDistrict.  Jenkins has also been involved with the redevelopment and leasing of Meyerland Plaza, a one-million-square-foot department-store-anchored project in Houston; The Prudential Center in Boston; The Pavillions at Saks Fifth Avenue, a high-end lifestyle center near The Galleria in Houston; major downtown projects such as Peachtree Center in Atlanta and The Park Shops, Houston’s downtown mall; and projects in Los Angeles, Phoenix, Atlanta and San Francisco.

The Laramie Company frequently represents retail tenants in secondary, as well as primary, markets including Twin Falls, Coeur d’Alene, Topeka, Wichita, Kansas City and Oklahoma City.  In addition, The Laramie Company represents national retailers including Roy’s Restaurant, Sur La Table, Marmi’s Shoes, Fleming’s Steakhouse and AMC Theaters.

A native New Yorker, Jenkins graduated from Tulane University in New Orleans with aBA in Urban Planning.  She currently serves on the board of directors of DMCAR (Denver Metro Commercial Association of Realtors) and is a member of the International Council of Shopping Centers (ICSC), Urban Land Institute (ULI) and the National Western Stock Show, Denver.  She has been a board member of the Montessori Institute, Denver, for more than a decade.

In her 25 years in retail real estate, Mary Beth has participated in many of the deals that have shaped the revolution in retail properties.  She has hands-on experience with retail redevelopment, historic district retail, lifestyle retail, entertainment retail, stadium retail and the repositioning of mixed-use projects.  Her insight and “big picture” approach, coupled with the ability to be detail-oriented in the leasing process, have made her a unique source for her clients.
