With Laramie’s insight, experience and trend sense, we have pursued and completed leases with high-end lifestyle tenants, from Cheesecake Factory to Ann Taylor Loft. Laramie’s ability to spot where the consumer is heading has allowed us to land Lacoste and Jasmine Sola before the industry was aware of their potential. Both of these tenants exceed $2000 p.s.f in sales and differentiate the Prudential Center from the competition. Having the only Levenger store in the country can also be attributable to Laramie’s insight.

Consulting

From feasibility studies to pro forma operating budgets, The Laramie Company’s consulting services combine the practical with the possible.  We have extensive experience in analyzing the potential of under-performing retail properties, Main Street retail, retail strategies for municipalities and raw land for future retail sites.

In the consulting process, we typically work with a team, including owners, municipalities, demographers, financial analysts, architects, retailers, merchants’ associations and community groups.

Our in-depth understanding of the transaction process, from site selection to lease-up, results in a realistic plan.  The Laramie Company then implements the development and leasing strategy.  By completing the necessary transactions, we provide the ultimate accountability for the recommendations made through the consulting process.

In September 2005, Westminster participated in the groundbreaking of The Orchard Town Center, a 1-million-square-foot open-air shopping and entertainment center at 144th and I-25, just south of E-470, in Westminster. This mall is the culmination of years of planning and negotiations by our city. Without the precise and knowledgeable work of The Laramie Company, Westminster would not be anticipating the addition of a regional mall as an amenity for our citizens and as a revenue source for our city.

Under the direction of Mary Beth Jenkins, The Laramie Company provided development and retail consulting services, demographic analysis, land assemblage and brokerage services for the shopping district, a project of Forest City California. The Laramie Company also represented AMC Theaters, a major tenant, in lease negotiations. Throughout this complex assignment, The Laramie Company has proved a very capable and important contributor to a retail development that is critical to the future of Westminster
